Eckhardt Terrace
When I first met with the owners of Eckhardt Terrace they had one clear goal in mind: they wanted to get top dollar for their home. Like many sellers, they hoped for a quick sale, but they also weren’t willing to give the property away just to make that happen.
After reviewing the home and the local market, we decided to bring the property to market in the low $900,000 range. We knew it was an aggressive number, but the home showed well and we wanted to test the market. As the weeks went by, we received showings, feedback, and interest from buyers, but it became clear that the market wasn’t quite ready to support that price point.
At that point, many sellers begin to panic and make drastic price reductions. My clients were different. They understood the value of their home and were willing to be patient if it meant achieving a stronger result. We adjusted our strategy, continued marketing the property, and stayed focused on attracting the right buyer rather than simply accepting the first offer that came along.
Over the next several months, we had multiple conversations with interested buyers and agents. There were offers that came close, but none that made sense for the sellers. While they were realistic about the market, they made it clear they would not sell for less than $815,000.
The home ultimately spent about four months on the market. Some people may see that as a long time, but in reality, those four months allowed us to find the buyer who truly saw the value in the property. Through careful negotiations, we were able to secure a final sale price of $832,500.
Looking back, the transaction was a perfect example of why patience and strategy matter. It would have been easy to chase the market down and settle for less. Instead, we stayed disciplined, protected the sellers’ interests, and ultimately delivered a result that exceeded their minimum expectations by more than $17,000.
For my clients, the extra time was worth it. They walked away knowing they had achieved a strong sale price and made the most of one of their largest financial assets.
